Key Responsibilities

Deal-making and Asset Origination

  • Lead or co-lead site identification, land negotiation, and lease structuring for each venue - decisions that are largely irreversible and set the performance ceiling for the assets

  • Own the commercial terms of joint venture, development and anchor tenant agreements with partners including landowners, government bodies, and co-investors

  • Navigate government and regulatory relationships at state and municipal level — securing permissions, NOCs, and clearances that are on the critical path to construction commencement

  • Represent BMS Live in negotiations with global venue operators and entertainment

 

Capital and Financial Oversight

  • Collaborate with finance team to structure and maintain the capital stack across equity, co-investment, and project finance debt

  • Own the financial model at a strategic level: understand and be able to defend every material assumption across revenue (sponsorship, memberships, F&;B, ticketing commission) and cost (construction, operations, lease, debt service)

  • Lead investor reporting and relationship management — including board packs, quarterly updates, and the management of investor expectations through construction delays or cost movements

  • Evaluate build-vs-partner decisions for each venue market, including sensitivity to IRR, break-even timing and exit scenarios

 

Construction Programme Governance

  • Partner closely with the Project Management team to ensure delivery against budget, programme, and specifications, while guiding value-engineering decisions during construction to protect the venue’s long-term commercial performance.

  • Make or escalate the high-stakes specification decisions: acoustic performance standards, rigging load capacity, hospitality fit-out quality 

  • Manage the owner’s relationship with the PMC, architect, and main contractor at a principal level, stepping in when commercial or quality disputes require senior resolutions-event financial reconciliation reports and learnings for future budgeting.

 

Programming and Promoter Relationships

  • Build and maintain relationships with the top tier of domestic and international promoters

  • Collaborate with the Programming team to shape the event calendar for each venue, ensuring a scalable ramp-up in volume is anchored in credible promoter commitments.

  • Represent BMS Live at industry events, international venue conferences, and in bilateral engagements with global entertainment groups—building the company’s credibility as a serious arena operator while supporting timely regulatory approvals ahead of venue openings.

 

Commercial Strategy and Sponsorship

  • Lead or directly support the origination and negotiation of naming rights and pouring rights deals typically multi-year contracts requiring brands of the right scale and category fit

  • Set the commercial framework for premium hospitality: private suite pricing and sales strategy

  • Collaborate with BMS’s live events arm to ensure the venue network is integrated into BMS’s broader ticketing, data, and consumer strategy 

 

Your Checklist

  • 15+ years of total experience across infrastructure development, live entertainment, or a combination of both

  • Demonstrable track record of closing large, complex, multi-party deals — land, capital, JV, or commercial partnerships 

  • Deep familiarity with infrastructure project finance: capital stacks, debt structuring, IRR analysis, investor reporting, and the dynamics of a 10–30 year asset hold

  • Experience managing or working alongside a construction programme of significant scale — understanding the difference between what a specification says and what a contractor delivers

  • Understands the revenue mechanics of a venue business: empanelled vendor commission structures, facilitation charges, membership sales cycles, sponsorship deal structures, and F&B yield

  • Builds trust with counterparts who are very different from each other: institutional investors, government officials, artists’ managers, and construction contractors

  • Comfortable operating with a small team and significant personal accountability
